Lane County Homes Sales Report- January 2014

At first glance we see that 'Inventory in Months', a calculation that measures homes for sale vs. homes that sold, rose to a 7 month inventory.   This is high, but if we look back at previous years, January is always high.  This has a lot to do with the fact that very few people & families are focused on making offers in December (which are closed & sold in January) when they're busy & distracted with Christmas & other holidays.  Add to that the record cold storms we had in December.

Lane County pending homes sales increased in January up 67.6% from the previous month, and produced the highest pending sales we've had in January since 2007.  From a personal viewpoint of working with buyers, sales definitely picked up in January & continue to do so in February.  

For Buyers:  We anticipate home appreciation to not be as aggressive this year as it was last year.  We don't expect rates to hit in the 3% range again, and our average & median sales prices have continued to increase which we'll make the case that home appreciation is somewhat tied to job growth.  If job growth isn't significant, and home monthly mortgages have increased (compared to rent)  through last year appreciation & rate increases- then we believe that home values will need to only moderately appreciate and/or level off as we head into the Fall.  Your biggest obstacle may be lack off selection.

For Sellers:  The market is in demand of inventory, and we believe the next few months of stats will prove this as pending sales continue to become closed & sold.  This should be a great Spring to put your home on the market as we are seeing the demand for it from local buyers.
