How well are Homes Selling in Eugene/Springfield?
Every week we pull stats on single dwelling homes available for sale in the Eugene/Springfield and compare them to sales. We break these out into price categories as we think this is the most effective way to analyze what inventory is selling.
Here's a snapshot at what's happening in Eugene & Springfield:
Homes between 100k - 200k: Huge sellers market. These homes sell fast, and many with multiple offers!
Currently 128 homes for sale / 48 sold in the past 30 days = 2.67 Months of Inventory
Homes between 200k - 300k: They are selling fairly fast. Although they fit into the category of the largest inventory selection (most homes for sale), so there is a lot of competitionCurrently 175 homes for sale / 35 sold in the past 30 days = 5.00 Months of Inventory
Homes between 300k - 400k: Sales have picked up in the last 3 months and homes are started to move well for sellers
Currently 75 homes for sale / 12 sold in the past 30 days = 6.25 Months of Inventory
Homes between 400k - 500k: Still somewhat of a soft market, but also very little inventory to select from.
Currently 33 homes for sale / 2 sold in the past 30 days = 16.50 Months of Inventory
Homes 500k+: Have moved out of the 'dead' market into a very soft market.
Currently 71 homes for sale / 3 sold in the past 30 days = 23.67 Months of Inventory
Short Sales & Bank Owned Homes: These homes are still selling well. Although we are seeing a lot of Bank Owned homes being listed very close to market value, which makes them less appealing as they usually need a lot of cosmetic work. Currently in Eugene/Springfield there are 69 Short Sales & 21 Bank Owned homes available for sale.
