The goal of these inspections is to assess the property's condition and its main systems, like plumbing and electrical, to ensure everything is in working order. To help ease the process, we’ve compiled a comprehensive checklist. This includes ensuring the exterior is clear from debris, checking all interior systems, and making sure your home presents well on inspection day. Following this guide can help streamline the inspection process, reducing stress and potentially avoiding costly delays.

MAKE SURE TO HAVE YOUR HOME IN ‘SHOW READY CONDITION’ ON THE INSPECTION DAY.  YOU WILL ALSO WANT TO VACATE THE HOME AS  THE BUYER’S AGENT & BUYERS WILL TYPICALLY MEET WITH THE INSPECTOR TO REVIEW THE INSPECTION TOGETHER

Before the Home Inspection: A Seller's Checklist

 Home Exterior:

  • Ensure a clean perimeter around the house, keeping landscaping and dirt away from the siding with a clearance of 4-6 inches.
  • Trim plant growth at least 10-12 inches away from the house.
  • Store items away from the structure, especially firewood, which should not touch the home's side.
  • Inspect siding and trim for damages, and repair as necessary.
  • Address any missing caulking around doors, windows, and nail heads.
  • Verify the functionality of exterior doors, knobs, and deadbolts, considering repairing damaged weather stripping. 

Roofing & Gutters:

  • Remove moss and debris from the roof without using power washing.
  • Repair any damaged or missing roofing with permanent solutions, avoiding temporary fixes like mastic or caulking.
  • Clean gutters and fix any issues like rust or sagging.
  • Ensure proper diversion of downspouts away from the house, using elbows, splash blocks, or drain lies. 

Garage:

  • Check and adjust the garage door opener for proper pressure reversal.
  • Ensure the garage door operates smoothly and repair any malfunctions.
  • For newer homes with self-closing doors, verify proper closure and sealing. 

Kitchen, Utility, & Bathrooms:

  • Check for leaks around sinks and faucets, repairing as necessary.
  • Inspect for floor damage near toilets, tubs, and showers, seeking further evaluation if significant.
  • Maintain grout and caulking integrity, including around tubs and showers.
  • Confirm the functionality of fixtures, fans, and appliances.
  • Interior & Attic:
  • Test interior doors and windows, especially bedroom windows, for smooth operation.
  • Ensure functional smoke detectors and replace any older than 10 years.
  • Clear the attic of stored items and verify proper ventilation.
  • Check fan ducts for correct connection and ventilation outside the attic. 

Electrical:

  • Test all light switches and replace any burned-out bulbs.
  • Ensure all outlet covers are installed securely. 

Plumbing:

  • Inspect the water heater for leaks or damage, considering repair or replacement if necessary.
  • Install earthquake strapping if missing and ensure the pilot light is on.
  • Repair any plumbing leaks in the crawl space. 

Heating & Cooling:

  • Check and replace a dirty furnace filter.
  • Clean debris around the exterior compressor of the air conditioning unit.
  • Vacuum loose debris from ducting vents.
  • Verify the pilot light is on for gas-fired appliances. 

Crawl Space:

  • Remove any debris and replace damaged floor insulation.
  • Ensure the crawl space is fully covered with 6 mil black plastic.
  • Reconnect any disconnected heat ducts.
  • Repair damaged foundation vent screens and clear all vents. 

On the Day of Inspection:

  • Secure all animals.
  • Ensure all utilities are turned on.
  • Remove locks from outside gates to allow full access.
  • Guarantee total access to specified areas, including electrical panel, furnace, water heater, attic space, crawl space, bedrooms, living areas, and exterior surfaces.
