The 2,219± acre Deer Creek Tract is located less than 20 miles from Eugene on the south side of the McKenzie River. It is the largest timberland block being offered in the Auction, and may be the only significant acreage available post-2020 Holiday Wildfire for sale within the McKenzie River Valley. The Seller salvage logged the timber in 2021–2022. Over 1,970 acres were replanted with Douglas-fir at an average stocking level of over 300 trees per acre. A significant investment was made by Seller in the replanting and replacement of culverts damaged by the 2020 wildfire. Sixty two percent of the 1,219± acres is 4 year-old reproduction, and 35% is 5 year-old reproduction. An additional 47± acres was recently replanted.76% of Deer Creek Tract is highly-productive Site Classes I and II, projected to provide a long-term timberland investment in proximity to Oregon’s historically most competitive log market. Deer Creek has excellent access from Highway 126 at Goodpasture Road through BLM ownership, and Giustina Land & Timber to the northeast corner of the property. There is an excellent rocked logging road system and a developed rock source on the property. East Fork of Deer Creek, tributary to McKenzie River, runs through the east section of the property. Only 10% of Deer Creek Tract is not productive timberland. There is a recreation lease that can be assigned to a new owner. Topography is moderate to steep slopes — typical to this part of Cascade Foothills along the McKenzie River.
